These Terms and Conditions govern your use of the LinkStays website (linkstays.co.uk) and the services provided by Link Stays LTD (company number 16899461). By accessing our website or using our services, you agree to be bound by these terms.

All bookings are subject to availability. Submitting an enquiry does not guarantee a booking. A booking is confirmed only when you receive a written confirmation from us and any required payment has been received.
Our cancellation policy is flexible and aligned with Airbnb's flexible cancellation policy. Guests may cancel up to 24 hours before check-in for a full refund. Cancellations made less than 24 hours before check-in may be subject to a charge for the first night.
Standard check-in is between 3:00 PM and 9:00 PM. Check-out is by 11:00 AM. Early check-in or late check-out may be arranged subject to availability.
Guests must comply with the house rules provided for each property. This includes, but is not limited to, no smoking inside the property and no parties or events. Failure to comply may result in immediate termination of the booking.
Guaranteed rent agreements are subject to a property assessment and mutual agreement on terms. The minimum contract period is 6 months. Rent payments will be made in accordance with the agreed schedule.
We commit to maintaining all properties to a high standard. Regular inspections and maintenance will be carried out. Any structural issues or pre-existing problems will be discussed and agreed upon separately.
At the end of a management agreement, the property will be returned in the same condition as at the start, fair wear and tear excepted.
Link Stays LTD shall not be liable for any indirect, incidental, or consequential damages arising from the use of our services. Our liability is limited to the amount paid for the specific service in question.
